The appllicant granted a 35 day extension and the hearing was continued to the 12/1/2011 meeting. Revised plans have been submitted to address drainage concerns.
The Town Engineer has reviewed and approved the proposed storm water management system. The Commission should consider a condition that prior to the sale of lots the the stormwater system depicted on the the plans, including the swale along Baldwin Hill Road and the three detention basins on Lot 5 be constructed and approved by the Town and that this condition be placed on the filed plans.
Prior to the filing of the mylars, the Conservation Easement should be reviewed and approved and subsequently filed on the land records.
Re-Subdivision; Chriwood 1V Resubdivision; 2.76 acres; 2 Lots, Zoned R-60, Map 139, Block 480, Lot 40, Owner: Green Falls Associates, LLC. Approved with Conditions.
The boundary line adjustment reflected on the plans has been reviewed and approved by staff, however, it has not been recorded. Recording of the boundary line adjustment between 40 Chriswood Trace and 29 Barton Lane prior to recording of the mylars should be a condition of approval.
The Town Engineer has raised a concern related to the out fall of the foundation drain system. On the house under construction, on proposed Lot 42 the issue has been resolved. On the proposed house on Lot 40 the issue is still open. Prior to the filing of the mylars the issue should be resolve to the Town Engineer's satisfaction. Revised plans have resolved this issue to the Town Engineer's satifaction.
